Job Summary
The Assistant Manager, Tenancy Design Management is responsible for managing tenancy design and fit-out activities across the retail portfolio. The role ensures tenants comply with the company's design guidelines while delivering high-quality retail environments that align with the overall positioning of the properties. The incumbent will work closely with Leasing, Centre Management, Project, and Operations teams, as well as tenants, consultants, and contractors, to facilitate timely store openings and support asset enhancement initiatives.
Key Responsibilities
- Assist in the development, review, and periodic enhancement of the company's Tenancy Design Guidelines.
- Review tenants' design submissions and provide practical, innovative, and commercially viable design solutions to ensure compliance with design standards and timely fit-out completion.
- Manage the end-to-end tenancy design approval process, including design reviews, fit-out coordination, and store opening timelines.
- Work closely with Leasing and Centre Management teams to align tenancy design requirements and resolve design or fit-out issues efficiently.
- Build and maintain strong working relationships with tenants, architects, interior designers, consultants, and contractors to ensure smooth communication throughout the design and fit-out process.
- Monitor and provide regular updates on tenants' design submissions, approval status, fit-out progress, and scheduled opening dates.
- Support feasibility studies, refurbishment projects, and Asset Enhancement Initiatives (AEI) by providing tenancy design input and recommendations.
- Represent the Tenancy Design Management function in new development and AEI projects, working closely with the Project and Centre Management teams on design reviews, design briefs, and site coordination.
- Coordinate with consultants, contractors, and relevant authorities on design submissions, approvals, and project documentation.
- Maintain and manage architectural drawings, tenancy plans, and other design-related documentation for the retail portfolio.
- Keep abreast of market trends, consumer behaviour, retail concepts, and emerging design practices to continuously enhance the retail environment and provide valuable insights to internal stakeholders and tenants.
- Perform any other duties or projects assigned by the Head of Department.
Key Requirements
- Degree or Diploma in Architecture, Interior Design, Environmental Design, or a related discipline.
- More than five years of relevant experience in tenancy design management, retail interior design, or fit-out coordination.
- Experience in shopping mall development, retail asset enhancement, or commercial property projects will be an advantage.
- Good understanding of retail design principles, construction processes, and tenancy fit-out requirements.
- Familiarity with local authority submissions, building regulations, and project coordination processes is preferred.
- Proficient in AutoCAD and Microsoft Office applications. Knowledge of Adobe Creative Suite, SketchUp, or Revit will be advantageous.
- Strong project coordination and stakeholder management skills.
- Excellent interpersonal, communication, and negotiation abilities.
- Detail-oriented with strong organizational and problem-solving skills.
- Ability to manage multiple projects simultaneously while meeting tight timelines.
- Proactive, resourceful, and able to work independently as well as collaboratively in a fast-paced environment.
