Job Summary

This role is responsible for the technical facilities management of the property, with a strong focus on electrical systems, ACMV, and core building services, including car park systems. The incumbent will support asset enhancement initiatives (AEI), manage technicians, and ensure all systems operate safely, efficiently, and in compliance with statutory requirements.

Key Responsibilities

1. Technical Facilities Management (FM)
•    Oversee and ensure optimal operation of all M&E systems, including: 
      a. ACMV (Air Conditioning & Mechanical Ventilation).
      b. Electrical installations (LV systems, switchboards, transformers, gensets).
      c. Escalators and lifts.
      d. Plumbing & sanitary systems.
      e. Car park systems (e.g. barrier gates, ticketing systems, season parking, guidance systems, CCTV integration).
•    Plan and execute preventive and corrective maintenance programs 
•    Troubleshoot and rectify technical faults in a timely manner 
•    Monitor system performance and recommend improvements to enhance efficiency and reliability
2. Chargeman (Electrical) Duties
•    Take charge of electrical systems in compliance with regulations by Suruhanjaya Tenaga.
•    Perform switching, isolation, and restoration of electrical systems.
•    Ensure safe operation and maintenance of all electrical equipment. 
•    Maintain accurate logs, reports, and documentation for all electrical works. 
•    Ensure full compliance with statutory and safety requirements.
3. Asset Enhancement & Project Coordination (AEI)
•    Liaise closely with internal Projects team, consultants, and contractors on AEI works. 
•    Review technical drawings and specifications to ensure compliance with building standards. 
•    Coordinate site activities, track progress, and resolve technical issues during project execution. 
•    Ensure minimal disruption to operations during upgrading works. 
•    Monitor quality of works and ensure timely completion.
4. Building Defects & Maintenance
•    Identify, track, and follow up on building defects with contractors and consultants. 
•    Ensure proper rectification within agreed timelines. 
•    Maintain defect logs and reporting for management review.
5. Team Management
•    Supervise and manage a team of technicians. 
•    Plan manpower deployment and duty rosters. 
•    Provide guidance, training, and performance monitoring. 
•    Ensure team adheres to SOPs, safety standards, and response times. 

Key Requirements

CANDIDATE MUST BE WILLING TO WORK AT JOHOR BAHRU CITY SQUARE MALL.

•    Possess a valid Chargeman Certificate at least A4 issued by Suruhanjaya Tenaga. 
•    Diploma or Degree in Electrical / Mechanical Engineering or related field. 
•    Minimum 3–5 years experience in technical facilities management (mall/commercial preferred). 
•    Strong hands-on knowledge of ACMV, electrical, lifts/escalators, plumbing, and car park systems. 
•    Experience in AEI/project coordination will be an advantage. 
•    Proven ability to manage technicians and contractors. 
•    Able to work independently and respond to emergencies when required.
